RKAPITAL GROUP is a Warsaw-based real estate company.
We invest in, develop and manage multi-family residential and commercial properties, for our own portfolio and for selected partners.

Our story begins in 2017, when the company's founder, Rotem Koren, began investing in and managing residential projects in Warsaw, through his own management company and as co-founder of METROPOLIS INVESTMENTS. In 2021 he brought this activity together under RKAPITAL GROUP, which took over all ongoing management services and agreements and has since grown into an investor and developer in its own right.

    The first project. Rotem Koren co-invests, alongside a Polish partner, in the company developing 18 terraced houses in Konstancin-Jeziorna, south of Warsaw.

  2. METROPOLIS INVESTMENTS
    2017

    METROPOLIS INVESTMENTS co-founded

    Rotem Koren and his partner set up METROPOLIS INVESTMENTS to develop and manage residential projects, with Rotem as president of its management board. It takes on the management of Kompozycja Residence and the projects that follow.

    A dedicated management company

    Rotem Koren sets up his own company to manage the projects day to day. It runs Kompozycja Residence and every METROPOLIS INVESTMENTS project that follows, and it is the company whose work RKAPITAL GROUP takes over in 2021.

    Rotem Koren founds RKAPITAL GROUP. It takes over all of his management company's ongoing services and agreements, including Moko Concept and Wow Wola, and becomes the base for investing in its own right.

    An integrated platform

    RKAPITAL GROUP invests in, develops and manages real estate in Warsaw and Łódź. We own and manage the Aquarius Office, with our own team running leasing, finance and the building day to day, and we are taking four residential projects, 253 apartments in total, through permitting towards construction. Behind us are 186 units delivered under our management. Ahead, we are looking for new sites, income-producing assets and partners, and we hold every new project to the same standard: quality delivered to the people who buy, rent and invest with us.

    Disciplined from the first decision

    Whether we develop a building or acquire one, every investment starts with deep feasibility and market analysis, and a financial model built on realistic assumptions. Each one sits in its own company, structured with its legal, financial and tax considerations addressed from the start.

    Value is created, not assumed

    In a new development, value is created in design: functional layouts, the right degree of distinctiveness, nothing that adds cost without adding value. In an existing building, it is created through active management, upgrades and repositioning over time.

    Control over execution

    Whether it is a new building or a tenant's fit-out, we select contractors through competitive tendering, negotiate terms and secure proper guarantees before work begins. Then we manage the works closely: time, budget and quality.

    Managed in-house

    Financial management, leasing and project management are run by our own team, not outsourced, so decisions are made by the people closest to each building.

    Transparency

    Clear, regular reporting to our partners and investors, and straight answers for everyone we work with.

Rotem Koren, Founder and CEO of RKAPITAL GROUP

I'm the third generation of my family in real estate. I bring a finance background to it: every project we start is structured and managed so that it stays on solid financial ground from acquisition to handover — for our partners, and for the people who buy our homes. But what I enjoy most is the building itself — creating value at the design stage, and following construction down to the last detail.

Founder and CEO

Rotem Koren's grandfather was a construction contractor in Israel, and his father has been developing real estate in Poland for more than two decades. Rotem moved to Warsaw in 2017 to build a business of his own.

That year he co-founded METROPOLIS INVESTMENTS and served as president of its management board, overseeing the delivery of Kompozycja Residence, Moko Concept and Wow Wola. In 2021 he founded RKAPITAL GROUP, which he leads today.
